Poor housing in Wales costs NHS £95m

Every year in Wales, the NHS is spending £95 million on treatment costs due to poor housing.

The Housing and Health: A Case for Investments report states 18% of homes in Wales pose an unacceptable risk to health costing Welsh society £1 billion a year.

Published by Public Health Wales, Community Housing Cymru and the Building Research Establishment, it explains how Wales has the oldest housing stock in the UK with proportionately the highest treatments costs associated with poor housing.

Poor housing is linked to both poor physical and mental health, with improving the heating, thermal efficiency and ventilation of homes key to reducing numbers. If homes were upgraded, there would be a 39% decrease in those admitted to hospital due to circulation and lung diseases.

In 2018, 12% of households were living in fuel poverty. Implementing external wall insulation can help reduce cold, damp and mould. Damp and mould can contribute to respiratory disease such as asthma, mental health issues such as anxiety and depression, and social aspects such as isolation.

However, by improving heating and ventilation reduced childhood asthma from severe to moderate in 17% of cases. The initial investment needed for this would be paid back in 7.9 years.

How Pinacl can help

Pinacl has teamed up with Cornerstone to create a new property management solution, Tempus.

An MOT of the property can detect any issues structurally that may cause issues with the quality of housing.

Implementing sensors into properties can then monitor and record the temperature and humidity levels in the property which will be available on our dashboard.

This can help local authorities and housing associations manage their housing stock efficiently, with alerts being sent when the likelihood of damp and mould growth is high.

If the MOT didn’t flag any issues, this suggests that the issue is due to tenant behaviour. The Tempus dashboard can then suggest changes that could help.

Not only can this help minimise void properties but can also reduce the number of those with health issues caused by poor housing.
